Western Sydney International Airport

Getting your business ready for Western Sydney International Airport

For owner-run businesses across Macarthur and South-West Sydney — trades, automotive, hospitality, gyms and services. What's changing, what it could mean for you, and what to check now.

What's changing

Freight first, passengers next

Western Sydney International Airport at Badgerys Creek opened to freight on 27 July 2026 and is scheduled to open to passengers on 25 October 2026. (Department of Infrastructure)

It isn't just the terminal. The Aerotropolis around it is planned to keep growing for decades.

  • 12,800+ jobs were created during construction, and more than $500m went to 360 local businesses. (source)
  • The airport is expected to support about 28,000 direct and indirect jobs by 2031. (Western Sydney Airport)
  • The Aerotropolis could reach about 120,000 jobs by 2061. (Aerotropolis Sector Plan)
  • Locally, actively trading businesses in the Camden LGA grew 6.3% between July 2024 and June 2025 — the fastest of the six local council areas around the airport. (ABS)

What it means for local owners

More opportunity — and more pressure

I can't tell you exactly how the airport will affect your business. Nobody can yet. But when thousands of new jobs and new businesses arrive in an area, a few things tend to follow. These are worth thinking about now, not after they hit.

Staffing and wages

More employers competing for the same workers. Good staff may get more offers, and wage expectations can rise. Do you know what it would cost you to lose a key person?

Capacity

If demand picks up, can you actually take on more? Before adding staff, vans or space, check where your current hours are going.

Pricing

If costs rise and demand is strong, prices set years ago may not hold up. Know your real margins before you quote the next big job.

New customers

New businesses, contractors and workers moving in. Which of them are worth chasing — and which would just make you busier without making you money?

Suppliers

New suppliers, distributors and logistics operators may set up nearby. It could be a good time to test your current terms.

Competition

New operators will see the same opportunity. Being clear on what you do well — and charging for it — matters more.

Readiness checklist

Ten things to check now

You don't need a big strategy document. Start by answering these honestly. If you can't answer several of them, that's useful to know.

Bigger investors and occupiers can use the free Bradfield Development Authority Investor Concierge. This checklist is for owner-run businesses.

  1. Margins: do you know your real gross margin by job type or product line?
  2. Pricing: when did you last review your rates, and are you realising them?
  3. Capacity: paid hours vs productive hours vs billed hours — do you know the gaps?
  4. Key staff: who would hurt most to lose, and what would keep them?
  5. Wages: could you absorb a rise in wages without cutting into profit?
  6. Customers: which customers are genuinely profitable, and which aren't?
  7. Suppliers: are your main supplier terms still competitive?
  8. Cash: could you fund growth — more stock, staff or equipment — without strain?
  9. Owner time: could the business take on more without everything running through you?
  10. Growth plan: if demand doubled, what would break first?

How I help

An airport-readiness diagnostic

About a week in your numbers and on site. I'll work through the checklist with you, show you the maths and tell you what's realistic: what you can take on, what it would cost, and what to fix first — so you grow from strength, not stress. If we keep working together, the diagnostic fee is credited against the first month.
